BUYING PROCEDURE
     

Infinity & Express offer a wide price range and variety of properties, firstly all you need to do is just let us know your needs. From start to end Infinity & Express will be at your service and do our best to make your purchase run as smoothly as possible.

Purchasing a property in Turkey is far less complicated than in most European countries, and foreigners are perfectly entitled to purchase property or land in Turkey under their own name providing the area the property or land is in comes under the local council's jurisdiction.

Once you are satisfied with all the details of your property and the sale price is agreed the following steps are carried out. As your Property developer we will be there to guide and assist you through this whole procedure:-

A contract is drawn up in English between the buyer and seller with payment terms arranged

Your passports need to be officially translated by an independent Government translator, then officiated by the Noter.

A 10% deposit will be required to secure the Property (this amount can vary depending on the purchase terms agreed). We will also obtain from you a power of attorney, as this will save you time and money having to fly over every time you need to sign a legal document. 

The power of attorney will assist us with the following issues:

  • purchasing and registering the property in your name
  • official registration in the municipality department
  • official registration for providing electricity, water supply and disposal services,
  • payment of local taxes

A copy of all the title deed documents, a letter of explanation of the purchase agreement, a copy of the contract and a copy of your passport with 4 passport photographs are sent to the Army headquarters in Izmir for Ministry of Defence clearance. It is this process that takes time.

When the papers come back from Military Service, and clearance for the transaction to go ahead is received, the legal exchange of property title deeds (TAPU) at the land registry office can be completed in a short time.

This entails the Buyer and Seller or their representative attending the land registry office whereby the title deeds are transferred once Infinity confirms they have received the full monies for the transaction and the buyer confirms their willingness to buy the property.

A translator must be present as all the points of sale must be understood by the buyer and the seller alike before the transaction can be completed. Once the transaction is finalised, you will receive a TAPU (title deeds) in your name. All these details are also kept on file at the TAPU office.

You will also need to obtain a tax number for paying property taxes when purchasing your property and for taxes due on an annual basis. Council charges also require you to have a tax number. We or your lawyer will assist you in this process, which is very straightforward and entails a visit to the local tax authority office. You will need to bring your passport and a photocopy of the picture page of your passport with you.

We strongly recommend that you set up a bank account before leaving Turkey as this is the best way to transfer funds both in and out of the country and is also necessary for arranging direct debits for utility services, insurances etc. We can assist you in opening a bank account during your stay in Turkey . Again this is a straight forward process - you will need to bring your passport with you for identification purposes and your Turkish tax number.

During all the above steps, you will be under the supervision of our experienced staff who will do their best to make sure everything runs as smoothly as possible.
